Hurricane Preparation, Storm Response & Recovery in Los Cabos

Prepared before the storm. Represented after it passes.

A residence should have a plan before severe weather is on the horizon.

Private Living helps prepare your Los Cabos home, coordinate approved protective measures, document its condition and provide organized local follow-through before and after a storm.

For owners who are away, we provide something equally important: a trusted local point of contact who understands the residence, knows what has been authorized and can coordinate the appropriate next steps when conditions permit.

PROFESSIONAL STANDARDS

PREPARED BEFORE IT BECOMES URGENT

Owning a second home in Los Cabos comes with seasonal responsibilities that require more than watching a weather forecast.

When a tropical system begins approaching the region, contractors become busy, supplies can become limited, access may become difficult and decisions that were previously routine can suddenly become time-sensitive.

The most effective response begins well before that point.

Private Living establishes a residence-specific hurricane readiness plan covering the property, exterior areas, household systems, vendors, access arrangements, documentation and owner-authorized procedures.

If a storm threatens Los Cabos, that plan becomes the framework for action.

After conditions improve and access is considered safe, we return to the residence, document its condition and coordinate the appropriate recovery work on the owner's behalf.

You remain in control. We provide the local presence and follow-through.

PROFESSIONAL STANDARDS

ONE RESIDENCE. ONE PLAN. ONE LOCAL POINT OF COORDINATION.

Storm preparation is most effective when responsibilities have already been identified.

Rather than trying to assemble vendors, locate keys, understand equipment or determine priorities as weather deteriorates, Private Living helps establish the operating plan in advance.

The objective is straightforward:

Know what needs to be done, who is responsible for doing it, what authority has been granted and how the owner will be kept informed.

PROFESSIONAL STANDARDS

OUR FOUR-PHASE APPROACH

01. Seasonal Readiness

Prepare the residence before a storm is approaching.

Before hurricane conditions become imminent, we review the residence and the procedures that would need to be activated during a weather event.

Depending on the property and agreed scope, preparation may include coordination and review of:

  • Hurricane shutters, storm panels and protective systems

  • Exterior doors, windows and accessible openings

  • Roof terraces, balconies and outdoor living areas

  • Exterior furniture, umbrellas, cushions and decorative objects

  • Barbecues, portable equipment and other movable exterior items

  • Roof drains, terrace drains and visible drainage areas

  • Pool and exterior water-management considerations

  • Generator service and backup-power readiness through appropriate providers

  • Fuel arrangements where applicable and permitted

  • Water storage, pumps and other essential residence systems

  • Garage areas and vehicle storage

  • Golf carts and other private residential assets

  • Landscape preparation with the appropriate service providers

  • Residence keys, access codes and vendor access procedures

  • Emergency and maintenance contact information

  • Existing household personnel and vendor responsibilities

  • Owner authorization levels

  • Pre-storm photographic documentation

The result is a practical residence-specific protocol rather than a generic hurricane checklist.

PROFESSIONAL STANDARDS

02. STORM ACTIVATION

When a system threatens Los Cabos, the plan moves into action.

Private Living follows official weather and civil-protection information and coordinates the agreed residence procedures when preparation becomes appropriate.

Depending on timing, access, conditions and the owner's established instructions, this may include:

Residence Preparation

Coordinate approved preparations throughout accessible areas of the property.

Exterior Securing

Arrange the removal or securing of movable exterior furnishings, equipment and objects that may be vulnerable to wind or heavy rain.

Shutter & Protection Coordination

Confirm installation or activation of available hurricane shutters, panels or other existing protective systems through the appropriate personnel.

Vendor Coordination

Communicate with household, maintenance, landscape, pool, generator and other relevant service providers to confirm assigned actions.

Systems Readiness

Coordinate appropriate preparation of generators, water systems, pumps, refrigeration or other residence infrastructure included within the service plan.

Vehicle & Asset Preparation

Coordinate agreed protection or relocation of vehicles, golf carts and other private assets where practical and authorized.

Final Condition Documentation

When conditions allow, document completed preparation and the visible condition of the residence before access is suspended.

Owner Update

Provide a concise status report identifying:

  • What has been completed

  • What remains outstanding

  • Relevant photographs

  • Vendor status

  • Known access limitations

  • Matters requiring an owner decision

  • Any significant concern requiring attention

The purpose is not to create unnecessary alarm.

It is to give the owner clear information while there is still time to act.

PROFESSIONAL STANDARDS

SAFETY ALWAYS TAKES PRIORITY

Private Living does not place personnel, household staff or service providers in unsafe conditions in order to access a property.

Once weather, road conditions, official restrictions or other circumstances make access unsafe, on-site activity stops.

We follow instructions issued by the appropriate local authorities and resume property access only when conditions reasonably permit.

No residence inspection is more important than personal safety.

PROFESSIONAL STANDARDS

03. POST-STORM RESIDENCE ASSESSMENT

Clear information as soon as safe access is possible.

For an owner away from Los Cabos, the period immediately following a storm can create considerable uncertainty.

Was water able to enter the residence?

Are windows intact?

Is electrical service available?

Did exterior furniture remain secure?

Is the roof terrace affected?

Are the pool, landscaping or mechanical systems operational?

Private Living provides local eyes on the property as soon as access is reasonably safe and permitted.

A post-storm assessment may include visual review of:

  • Property access and immediate surroundings

  • Exterior elevations

  • Doors and windows

  • Visible glazing damage

  • Terraces and balconies

  • Accessible roof areas

  • Signs of visible water intrusion

  • Interior ceilings and walls

  • Electrical service status where safely observable

  • Water availability

  • Pumps and other accessible household systems

  • Pool and exterior areas

  • Landscaping

  • Garage areas

  • Vehicles and golf carts

  • Exterior structures and equipment

  • Other residence-specific priorities established in advance

Significant findings are photographed and documented for the owner.

PROFESSIONAL STANDARDS

A CLEAR POST-STORM REPORT

What you need to know—without unnecessary noise.

Following the inspection, Private Living provides an organized condition update.

Depending on the event, the report may identify matters as:

Immediate Attention
Visible conditions requiring prompt professional evaluation or mitigation.

Priority Follow-Up
Issues that are not immediately critical but should be addressed promptly.

Routine Follow-Up
Minor items that can be incorporated into normal residence maintenance.

No Visible Issue Observed
Areas inspected where no evident storm-related concern was identified at the time of the visit.

Where professional evaluation is required, we coordinate the appropriate specialist rather than attempting to make technical determinations outside our scope.

PROFESSIONAL STANDARDS

04. RECOVERY & REPAIR OVERSIGHT

From identifying the problem to coordinating the solution.

The first inspection is only the beginning if a storm has affected the residence.

Private Living can coordinate the practical work required to move the property from initial assessment toward normal operation.

Depending on owner authorization and the nature of the damage, this may include:

  • Emergency mitigation vendor coordination

  • Water-removal or drying service coordination

  • Temporary protection of affected areas

  • Glass and window service coordination

  • Roofing contractor coordination

  • Electrical or mechanical service coordination

  • Pool and landscape restoration

  • Debris-removal coordination

  • Generator service

  • Gate and access-system service

  • Contractor access

  • Estimates and proposals

  • Photographic documentation

  • Approved expense tracking

  • Repair scheduling

  • Site visits during repair work

  • Progress reporting

  • Completion follow-through

Where multiple vendors are involved, Private Living serves as the owner's local coordination point so that separate issues do not become separate communication problems.

PROFESSIONAL STANDARDS

OWNER REPRESENTATION AFTER THE STORM

Someone locally following through on your behalf.

Repairing a second home remotely can be more difficult than identifying the original damage.

Contractors need access.

Appointments need to be confirmed.

Proposals need to be reviewed.

Owners need photographs and reliable information.

Work needs to be checked after the vendor leaves.

Unexpected issues frequently appear once repairs begin.

Private Living coordinates these practical responsibilities and keeps the owner informed throughout the process.

We represent the homeowner—not the contractor performing the work.

PROFESSIONAL STANDARDS

PRE-STORM DOCUMENTATION

Establish the condition of the residence before weather arrives.

When included in the residence plan, Private Living can create a pre-storm photographic record of accessible areas and relevant residential assets.

Documentation may include:

  • Exterior elevations

  • Windows and doors

  • Terraces

  • Outdoor furnishings

  • Interior living areas

  • Selected fixtures

  • Garage areas

  • Vehicles

  • Golf carts

  • Equipment

  • Other owner-designated areas

This information provides the owner with a useful condition reference if questions arise after the storm.

It does not constitute a professional property appraisal, engineering assessment or insurance survey.

PROFESSIONAL STANDARDS

PRIVATE ASSETS, VEHICLES & MARINE COORDINATION

A hurricane plan often extends beyond the walls of the residence.

Where included within the owner's service plan, Private Living can also coordinate storm preparation relating to:

  • Private vehicles

  • Golf carts and recreational vehicles

  • Residential garage areas

  • Battery maintenance

  • Approved vehicle relocation

  • Boat or yacht service-provider communication

  • Marina coordination

  • Owner-designated personal assets

Marine preparation and vessel operations are performed by the appropriate marina, captain, crew or qualified marine provider.

PROFESSIONAL STANDARDS

WHAT THE OWNER RECEIVES

Clear documentation throughout the event.

Depending on the agreed service level, hurricane readiness and response may include:

  • Residence-specific storm readiness plan

  • Seasonal preparation checklist

  • Key vendor and contact record

  • Owner authorization framework

  • Pre-storm condition photographs

  • Storm activation status

  • Preparation completion report

  • Post-storm inspection photographs

  • Residence condition summary

  • Priority issue list

  • Vendor estimates and proposals

  • Approved repair tracking

  • Progress photographs

  • Expense documentation

  • Completion follow-through

  • Final event summary

You know what has been done, what still requires attention and what decisions are needed from you.

PROFESSIONAL STANDARDS

BUILT INTO YEAR-ROUND RESIDENCE MANAGEMENT

Hurricane preparation should not exist in isolation.

A well-managed residence is easier to prepare because its systems, vendors, access arrangements and maintenance needs are already understood.

For this reason, Hurricane Readiness, Storm Response & Recovery works particularly well alongside:

Home Watch & Residence Care
Scheduled inspections and documented oversight while the owner is away.

Private Residence Management & Owner Representation
Ongoing local representation and coordination of the residence.

Maintenance, Project & Renovation Oversight
Preventive maintenance, contractor coordination and repair follow-through.

Household & Residence Administration
Residence records, vendor information, schedules and household organization.

Private Asset, Vehicle & Marine Coordination
Support for vehicles, golf carts, marine assets and related service providers.

Together, these services create continuity before, during and after hurricane season.

WHAT PRIVATE LIVING DOES — AND DOES NOT DO

Clear responsibilities create better decisions.

Private Living provides residence oversight, owner representation, documentation and local coordination.

We are not a government emergency-response agency, rescue service, structural engineer, insurance company, insurance adjuster or substitute for licensed technical professionals.

We do not:

  • Enter properties or travel when conditions are considered unsafe

  • Override evacuation orders or civil-protection instructions

  • Guarantee that a property will avoid storm damage

  • Perform specialized construction, electrical or engineering work unless separately provided by an appropriately qualified contractor

  • Determine structural safety where professional evaluation is required

  • Adjust, approve or determine insurance claims

  • Make significant unapproved expenditures except where expressly authorized in advance

When specialist expertise is required, Private Living coordinates the appropriate professional and reports back to the owner.

PROFESSIONAL STANDARDS

Private Living uses official meteorological and civil-protection information as the basis for operational decisions and encourages owners to do the same.

Relevant official sources include:

  • National Hurricane Center

  • Servicio Meteorológico Nacional / CONAGUA

  • Baja California Sur Protección Civil

  • Protección Civil y Gestión de Riesgos de Los Cabos

PROFESSIONAL STANDARDS

FREQUENTLY ASKED QUESTIONS

When should a Los Cabos residence be prepared for hurricane season?

Preparation should begin before a tropical system is approaching the region.

Private Living recommends reviewing the residence, vendors, shutters, exterior areas, backup systems, access procedures and owner authorizations as part of seasonal residence planning rather than waiting for a storm warning.

What happens if I am outside Mexico when a storm approaches?

If a hurricane readiness protocol has already been established, Private Living can activate the agreed procedures, coordinate authorized service providers, document completed preparation and keep you informed remotely.

Can Private Living install hurricane shutters?

Private Living can coordinate shutter inspection, preparation, installation or activation through appropriate personnel or service providers. Specialized work remains the responsibility of the relevant contractor.

Will someone remain at my property during a hurricane?

No.

Private Living does not require personnel to remain at or travel to a residence during dangerous conditions. Property access stops when weather or official instructions make travel or on-site work unsafe.

How soon after a hurricane will my residence be inspected?

As soon as official restrictions, road conditions and property access reasonably allow.

Exact timing cannot be guaranteed following a major storm because conditions may vary significantly between communities.

What happens if you discover damage?

We document the visible condition, inform you of significant issues and, with your authorization, coordinate appropriate vendors for mitigation, evaluation or repair.

We then follow approved work through the agreed scope of service.

Can you help with an insurance claim?

Private Living can assist with factual property documentation, photographs, vendor access, repair coordination and information requested by the owner.

We do not act as an insurance adjuster, determine coverage or make claim decisions on behalf of an insurer.

Can vehicles, golf carts and boats be included?

Yes, where included in the service agreement.

Vehicle and golf-cart preparation can be coordinated directly or through appropriate service providers. Marine preparation is coordinated with the vessel's captain, marina or qualified marine professionals.

Is hurricane support available if I am not already a Private Living management client?

Limited seasonal or event-specific support may be available subject to capacity, property location and sufficient preparation time.

Ongoing residence-management clients benefit from established access procedures, vendor information, property familiarity and authorization protocols already being in place.
