OUR SERVICES
Home Watch, Residence Management & Owner Representation in Los Cabos
Private Living provides Home Watch, year-round residence management and owner representation for privately used second homes in Los Cabos. Choose one of three ongoing service levels, then add only the maintenance, project, storm, home-opening, asset or concierge support you need.
Founder-led. Personally accountable. Focused on private homes—not vacation-rental management.
ONE LOCAL RELATIONSHIP
Clear Responsibility Across Your Residence.
Managing a home in Los Cabos often means coordinating multiple providers, climate-related maintenance, community requirements and important decisions from a distance. Private Living brings those responsibilities together through one organized local relationship, defined by a clear scope, authorization levels and reporting structure.
THREE LEVELS OF ONGOING SUPPORT
Choose the Level of Support Your Home Requires
Each Private Living relationship begins with a defined level of ongoing support. The right level depends on how often the home is occupied, how many responsibilities need coordination and how much local involvement you want between visits.
TIER 1 -CORE SERVICES
Professional Home Watch
For owners who primarily need reliable visibility while the home is unoccupied. Private Living visits on an agreed schedule, follows a residence-specific checklist and sends a dated photo report after each visit. When something appears to need attention, you are notified promptly and can authorize the appropriate next step.
CORE SCOPE
Scheduled visual visits.
Dated photos and concise reports.
Condition comparison when relevant.
Prompt escalation of visible concerns.
Pricing basis: Recurring fee based on visit frequency, residence size, location and checklist complexity.
TIER 2 - EXPANDED SUPPORT
Pricing basis: Monthly management fee based on residence complexity, provider activity, reporting and delegated responsibility.
CLEAR SCOPE AND FEES
Your Service Level Defines the Ongoing Scope. Additional Services Priced Separately.
Your recurring fee covers the responsibilities listed in your written service scope. Work already included is not charged twice. Additional visits, defined projects, storm preparation or post-storm coordination, personal requests and other work outside that scope are quoted separately whenever reasonably possible.
01.
Recurring Service Fee
Covers the agreed level of continuity, visits, management, communication and reporting.
02.
Additional Private Living Services
Maintenance matters, projects, openings, storm work, asset management, concierge and pet-care coordination are priced according to the work required.
03.
Third-Party Costs
Contractors, vendors, staff, materials and specialist providers remain separate owner-approved expenses.
Private Living does not accept undisclosed commissions, referral fees or financial incentives that could compromise our responsibility to the owner.
WHAT WE MANAGE
Eight Services for Los Cabos Second-Home Owners
Each service addresses a different problem faced by absentee homeowners, seasonal residents and families managing a second home from a distance. Home Watch and Residence Management form the core of the first two service levels. The remaining services are added and priced separately when you need them.
1) HOME WATCH SERVICE
When a second home or privately used vacation home sits empty for weeks or months, small changes can go unnoticed until they become expensive or disruptive. Home Watch gives absentee homeowners a consistent set of eyes on the property through scheduled visual visits, dated photo reports and prompt notice when something needs attention.
BEST FOR: Absentee homeowners, snowbirds and seasonal residents who want reliable visibility and peace of mind while they are away.
Home Watch documents visible conditions; it does not replace a technical or licensed inspection.
2) RESIDENCE MANAGEMENT & OWNER REPRESENTATION
Absentee homeowners rarely need another disconnected vendor. They need one person who understands the home, keeps owner instructions visible and follows approved matters through. Residence Management brings household administration, routine providers, access, approved expenses, open issues and owner representation into one year-round relationship.
BEST FOR: Second-home owners who want control and clear information without personally managing every appointment, provider and follow-up from another city or country.
Home Watch tells you what is happening. Residence Management helps coordinate what happens next.
3) HOME MAINTENANCE & VENDOR MANAGEMENT
Salt air, strong sun, heat and seasonal humidity continue affecting a Los Cabos home even when no one is there. Without an organized maintenance plan, small issues become emergency repairs and each vendor becomes another relationship the owner must manage. Private Living coordinates preventive care, qualified providers, approvals and follow-through around the home.
BEST FOR: Seasonal residents, snowbirds and absentee homeowners who want fewer surprises, better maintenance continuity and a vacation home that is ready when they return.
Qualified providers remain responsible for technical diagnosis and workmanship
4) RENOVATION & PROJECT MANAGEMENT
Remote renovations often become difficult because schedules move, decisions are scattered and progress is hard to verify. Private Living provides owner-side coordination that keeps the approved scope, contractors, updates, changes and completion items visible—so the owner can make informed decisions without being on site every day.
BEST FOR: Absentee homeowners improving, furnishing or renovating a second home who need consistent local representation and documented progress.
Architectural, engineering and construction responsibility remains with the appropriately qualified professionals.
5) HURRICANE PREPAREDNESS & STORM RECOVERY
Hurricane preparation becomes harder when the homeowner is away and local providers are already in high demand. Private Living helps establish responsibilities before the season, coordinate authorized preparations, document visible conditions and organize approved next steps after a storm when safe access is available.
BEST FOR: Absentee homeowners, seasonal residents and snowbirds who want a written local plan instead of trying to coordinate their second home after a storm has already formed.
Private Living does not provide emergency rescue, engineering inspection, insurance adjusting or guaranteed storm protection.
6) ARRIVAL, DEPARTURE & RELOCATION SUPPORT
For seasonal residents and snowbirds, every arrival and departure can trigger the same long checklist of cleaning, systems, supplies, deliveries and follow-up. Private Living coordinates the transition so the home is ready for occupancy, properly reset after departure and easier to establish when an owner is moving or spending longer periods in Los Cabos.
BEST FOR: Owners who use a vacation home seasonally, make frequent trips or need practical move-in and relocation support while establishing life in Los Cabos.
Cleaning, provisioning, deliveries and other provider costs are billed separately.
7) VEHICLE, YACHT & ASSET MANAGEMENT
Unused does not mean maintenance-free. Cars, golf carts, yachts and other private assets can lose readiness, miss renewals or develop service issues while the owner is away. Private Living keeps their care, records and specialist relationships organized so the assets connected to the home are ready when the owner returns.
BEST FOR: Second-home owners with vehicles, marine assets or collections that require recurring local coordination between visits.
Mechanical, marine, storage, transport and insurance responsibilities remain with qualified independent providers.
8)PRIVATE CONCIERGE, FAMILY & PET SUPPORT
Time in Los Cabos should not be consumed by arranging transportation, household requests, guest logistics or last-minute pet care. Private Living coordinates trusted local providers for owners, family members, guests and pets, keeping personal requests connected to the home and the client's established preferences.
BEST FOR: Seasonal residents and second-home owners who want practical concierge support, smoother stays and one local contact for authorized family, guest and pet-care arrangements.
Private Living coordinates independent providers; it does not directly provide veterinary treatment, boarding, training or pet sitting.
OWNER CONTROL
Clear Authority. Independent Recommendations. Documented Follow-Through.
Private Living works for the homeowner. Access, approvals, spending parameters, communication preferences and emergency procedures are defined before services begin. We coordinate information, providers and approved next steps without replacing the qualified professionals responsible for technical, legal, financial, veterinary, marine or construction work.
You make the important decisions. We help ensure they are carried through locally.
