Hurricane Preparedness & Storm Recovery in Los Cabos
Prepared before the storm. Represented after it passes.
Private Living helps second-home owners prepare their Los Cabos residence before severe weather, coordinate approved protective measures, document property condition and organize local follow-through after conditions improve.
For owners who are away, we provide one accountable local point of coordination who understands the residence, knows what has been authorized and can help coordinate the appropriate next steps when access is safe and permitted.
You remain in control. We coordinate the local plan and follow-through.
STORM READINESS
One Residence. One Plan. One Local Point of Coordination.
Storm preparation is most effective when responsibilities have already been identified.
Rather than trying to assemble vendors, locate keys, understand equipment or determine priorities as weather deteriorates, Private Living helps establish a residence-specific framework in advance.
The objective is straightforward:
Know what may need to be done, who is responsible, what authority has been granted and how the owner will be kept informed.
The plan is adapted to the residence, its systems, existing protective equipment, service providers, private assets, access arrangements and owner preferences.
OUR FOUR-PHASE APPROACH
A Clear Plan Before, During and After Severe Weather
Hurricane preparedness is not a single visit or checklist. It is a coordinated process that begins before a storm is approaching and continues, when necessary, through post-storm assessment and approved recovery work.
01. Seasonal Readiness
Prepare the residence before a storm is approaching.
Before hurricane conditions become imminent, Private Living reviews the residence and the procedures that may need to be carried out during a weather event.
Depending on the property and agreed scope, seasonal preparation may include coordination and review of:
Hurricane shutters, storm panels and existing protective systems
Exterior doors, windows, terraces, balconies and outdoor living areas
Movable exterior furniture, equipment and decorative objects
Roof, terrace and other visible drainage areas
Pool and exterior water-management considerations
Generator, backup-power, water-storage and pump readiness through appropriate providers
Vehicles, golf carts and other private residential assets
Landscaping and existing household or vendor responsibilities
Residence keys, access codes, emergency contacts and vendor-access procedures
Owner authorization levels and pre-storm photographic documentation
The purpose is to identify requirements before time, access and service-provider availability become limited.
02. Pre-Storm Coordination
When a system threatens Los Cabos, the established plan moves into action.
Private Living follows official weather and civil-protection information and coordinates the agreed residence procedures when preparation becomes appropriate.
Depending on timing, property access, weather conditions and the owner's established instructions, coordination may include:
Approved preparation of accessible residence areas
Securing or relocating movable exterior furnishings and equipment
Coordination of shutters, storm panels or other existing protective systems
Confirmation of responsibilities with household and maintenance providers
Generator, water-system, pump and other agreed systems-readiness coordination
Vehicle, golf-cart and private-asset preparation where practical and authorized
Final visible-condition photographs when conditions allow
A concise owner update identifying completed work, outstanding matters, vendor status and any decisions still required
The purpose is not to create unnecessary alarm. It is to provide clear information while useful action may still be possible.
All on-site activity remains subject to safe access, weather conditions, official restrictions and personnel safety.
03. Post-Storm Residence Assessment
Clear information as soon as safe access is reasonably possible.
For an absentee homeowner or seasonal resident, the period immediately following a hurricane or tropical storm can create considerable uncertainty.
Once official restrictions, road conditions and property access reasonably permit, Private Living can perform a visual residence review focused on established property priorities.
Depending on the residence, this may include:
Property access and immediate surroundings
Exterior elevations, doors and windows
Visible glazing or exterior damage
Terraces, balconies and safely accessible roof areas
Visible signs of water intrusion
Interior ceilings and walls
Electrical-service status where safely observable
Water availability, pumps and accessible household systems
Pool, exterior areas and landscaping
Garage areas, vehicles and golf carts
Exterior equipment and other residence-specific priorities
Significant visible findings are photographed and documented for the owner.
A Clear Post-Storm Report
The condition update may organize observations as:
Immediate Attention
Visible conditions that may require prompt professional evaluation or mitigation.
Priority Follow-Up
Issues that are not immediately critical but should be addressed promptly.
Routine Follow-Up
Minor matters that can be incorporated into normal residence maintenance.
No Visible Issue Observed
Areas reviewed where no evident storm-related concern was identified at the time of the visit.
Where specialist evaluation is required, Private Living coordinates the appropriate qualified professional rather than making technical determinations outside our scope.
04. Recovery & Repair Oversight
From identifying the problem to coordinating the solution.
The first residence review is only the beginning when a storm has caused damage or disruption.
With owner authorization, Private Living can coordinate the practical work required to move the property from initial assessment toward normal operation.
Depending on the nature of the issue and agreed authority, this may include:
Urgent mitigation and damage-control vendor coordination
Water-removal, drying and temporary-protection services
Roofing, glazing, electrical, mechanical or other specialist coordination
Pool, landscape, generator, gate and access-system service
Debris-removal coordination
Contractor access and appointment scheduling
Estimates, proposals and information required for owner decisions
Approved repair and expense tracking
Progress photographs and completion follow-through
Repairing a second home remotely can be more difficult than identifying the original problem. Contractors need access, appointments need coordination, proposals need review and the owner needs reliable information.
Private Living coordinates these practical responsibilities and keeps the owner informed throughout the agreed scope of work.
We represent the homeowner—not the contractor performing the work.
DOCUMENTED VISIBILITY
What the Owner Receives
Hurricane preparedness is more useful when the owner can clearly see what has been planned, completed and identified.
Depending on the agreed scope, documentation may include:
Residence-specific hurricane readiness plan
Seasonal preparation checklist
Key vendor and emergency-contact record
Owner authorization framework
Pre-storm condition photographs and preparation status
Post-storm condition report and photographs
Approved repair, proposal and expense tracking
Progress documentation and final completion summary
You know what has been done, what still requires attention and what decisions are needed from you.

FAQs
Frequently Asked Questions
When should a Los Cabos residence be prepared for hurricane season?
Preparation should begin before a tropical system is approaching the region.
Private Living recommends reviewing the residence, service providers, shutters or protective systems, exterior areas, backup systems, access procedures and owner authorizations as part of seasonal residence planning rather than waiting for a storm warning.
What happens if I am outside Mexico when a storm approaches?
If a hurricane readiness plan has already been established, Private Living can coordinate the agreed pre-storm procedures, confirm authorized service-provider activity, document completed preparation and keep you informed remotely.
All work remains subject to timing, safe access, official restrictions and available personnel.
Can Private Living install hurricane shutters?
Private Living can coordinate inspection, preparation, installation or deployment of existing hurricane shutters, panels or protective systems through appropriate personnel or service providers.
Specialized installation or technical work remains the responsibility of the relevant contractor.
Will someone remain at my property during a hurricane?
No.
Private Living does not require personnel to remain at or travel to a residence during dangerous conditions. Property access stops when weather, road conditions or official instructions make on-site activity unsafe.
How soon after a hurricane will my residence be inspected?
As soon as official restrictions, road conditions and property access reasonably allow.
Exact timing cannot be guaranteed following a major storm because conditions can vary significantly between communities and individual properties.
What happens if you discover damage?
We document the visible condition, inform you of significant issues and, with your authorization, coordinate appropriate professionals or service providers for mitigation, evaluation or repair.
Approved work can then be followed through according to the agreed scope of service.
Can Private Living help with an insurance claim?
Private Living can assist the owner with factual property documentation, photographs, vendor access, repair coordination and residence information requested by the owner.
We do not act as an insurance adjuster, determine coverage, interpret policy terms or make claim decisions on behalf of an insurer.
Can vehicles, golf carts and boats be included?
Yes, when included within the agreed service scope.
Vehicle and golf-cart preparation can be coordinated directly or through appropriate providers. Marine preparation is coordinated with the vessel's captain, marina or qualified marine professionals.
Is hurricane support available if I am not already a Private Living management client?
Limited seasonal or event-specific support may be available depending on capacity, residence location and sufficient preparation time.
Ongoing Residence Management clients benefit from established access procedures, vendor information, property familiarity and owner-authorization protocols that are already in place before severe weather develops.
