Residential Projects & Renovation Oversight in Los Cabos
Renovations and residential projects require more than selecting a contractor. They require consistent local attention, clear communication and someone focused on the homeowner’s priorities throughout the work.
Private Living provides owner-side project oversight and local coordination for second-home owners in Los Cabos—helping organize contractors, site access, progress, decisions, documentation and completion while keeping you informed from wherever you are.
You remain in control. We provide the local oversight and follow-through.
Choose Projects & Renovation Oversight when a defined residential improvement requires organized owner-side coordination across proposals, contractors, decisions, milestones and completion.
SERVICE AT A GLANCE
Is This the Right Service?
Who It Is For
Owners undertaking a renovation, installation or residential improvement while spending limited time in Los Cabos or managing the project from another location.
The Problem It Solves
Projects can lose clarity when decisions, estimates, schedules, access, changes and visible progress are communicated through separate contractors and informal message threads.
What It Includes
Scope organization, proposal coordination, contractor communication, residence access, progress observations, photographic reporting, schedule tracking, owner-approval records, change tracking, punch-list follow-through and project closeout documentation.
What It Does Not Include
Private Living is not the architect, engineer, contractor, construction manager, inspector or technical certifier. Professional design, construction, safety and compliance responsibilities remain with the appropriately qualified provider.
When to Choose It
Choose Projects Oversight when the work has a defined objective, scope, schedule and completion point.
Use Maintenance & Vendor Oversight for recurring service and repair requirements. Choose Residence Management when project oversight must be integrated with the continuing operation of the home.
PROFESSIONAL STANDARDS
One Residence. One Organized Point of Coordination.
A second home should not require the owner to manage every maintenance appointment, household detail and provider conversation from a distance.
Private Living creates a clear local structure around those responsibilities.
You decide what matters, what is authorized and where your involvement is required.
We provide the local presence, organization and follow-through to help keep your residence operating as intended between visits and ready for the time you spend there.
Your residence. Your decisions. Local support.
PROFESSIONAL STANDARDS
Local Oversight for Work Happening at Your Residence
Managing a residential project from another city or country can make even relatively straightforward work difficult to follow.
Contractors require access. Questions arise on site. Materials arrive. Schedules change. Additional work may be proposed. Decisions need to be communicated, installations verified and unfinished items followed through.
Private Living provides a consistent local point of coordination between the homeowner and the professionals carrying out the work.
We help establish what has been approved, understand what is happening at the residence, document progress and identify matters requiring the owner’s attention.
The objective is simple: greater visibility, better coordination and fewer unresolved details between approval and completion.
PROFESSIONAL STANDARDS
We Represent the Owner’s Priorities
A contractor is responsible for performing the work they have been engaged to complete.
Private Living’s role is different.
We work for the homeowner.
Our responsibility is to maintain visibility over the project from the owner’s perspective: what was requested, what has been approved, what is happening on site, what remains outstanding and what requires a decision.
When several contractors, suppliers or specialists are involved, we help keep communication and responsibilities organized so the owner has one consistent local point of contact.
We do not have an incentive to expand a contractor’s scope of work or sell additional construction services.
We represent the owner, not the contractor.
PROFESSIONAL STANDARDS
What We Coordinate
The scope is established according to the project and the level of involvement required.
Private Living can assist with:
Contractor & Vendor Coordination
Coordinate communication, scheduling and access among contractors, installers, suppliers and other professionals involved in the project.
Site Access & Appointments
Arrange authorized access to the residence and coordinate scheduled site visits, installations, deliveries and service appointments.
Proposal & Scope Organization
Collect and organize proposals, estimates and available scope information so the owner can review options and make informed decisions.
Owner Instructions & Approvals
Communicate authorized owner decisions and help maintain clarity regarding approved work, requested changes and matters still awaiting authorization.
Progress Monitoring
Visit the residence during agreed project stages to observe visible progress and provide practical updates to the owner.
Photographic Documentation
Provide photographs and concise progress information showing relevant work, completed stages and items requiring attention.
Schedule Follow-Through
Track agreed milestones and follow up with the appropriate contractor or provider when scheduling, access or completion requires attention.
Deliveries & Installations
Coordinate important deliveries and installations related to the residence, including access and confirmation that the scheduled activity occurred.
Change & Open-Item Tracking
Document significant changes, unresolved matters and questions requiring owner review rather than allowing them to become lost in informal conversations.
Punch-List Follow-Through
Help document visible incomplete or corrective items identified by the owner or appropriate project professional and coordinate follow-up toward resolution.
Project Close-Out
Coordinate final access, documentation and outstanding items before returning the residence to normal household operation.

Private Living can coordinate a wide range of residential improvements, including:

Painting and finish work
Custom cabinetry and millwork
Flooring, stone and surface installations
Lighting and electrical improvements
Plumbing and equipment replacements

PROFESSIONAL STANDARDS
A Clearer Process From Approval to Completion
1. Project Review
We begin by understanding the residence, proposed work, existing providers, owner priorities and the level of oversight required.
2. Scope & Authority
We establish what Private Living will coordinate, how often the residence should be visited, what information should be reported and which decisions require direct owner approval.
3. Pre-Project Coordination
Before work begins, we help organize access, contractors, available proposals, scheduling, owner instructions and practical residence considerations.
4. Active Project Oversight
During the project, we coordinate agreed site visits, follow visible progress, communicate with the professionals involved and document relevant developments.
5. Decisions & Exceptions
When something differs materially from the expected plan, requires additional owner authorization or creates a new issue, it is brought to your attention rather than assumed.
6. Completion & Follow-Through
Outstanding items are documented and followed through with the responsible providers before the project is considered operationally complete.
PROFESSIONAL STANDARDS
Clear Reporting. Better Owner Visibility.
You should not need to reconstruct what is happening at your residence from scattered messages between contractors and suppliers.
Depending on the project, Private Living reporting can include:
Project status summaries
Dated site photographs
Work completed since the previous update
Upcoming milestones
Contractor or vendor activity
Pending owner decisions
Changes communicated by providers
Relevant proposals or estimates received
Scheduled deliveries and installations
Unresolved issues
Punch-list items
Completion status
The purpose is not to overwhelm you with information.
It is to give you the information necessary to remain informed and in control.
PROFESSIONAL STANDARDS
Particularly Valuable When You Are Away
Many Los Cabos residence projects take place precisely when the owner is not at the property.
That can be convenient—but it also means someone needs to maintain continuity locally.
Private Living can serve as that local presence.
Instead of requiring the owner to coordinate every appointment remotely, determine whether someone arrived at the residence or repeatedly request progress photographs, we provide structured local follow-through according to the agreed scope.
When something requires an owner decision, you remain the decision-maker.
When something requires local coordination, we can be there.
PROFESSIONAL STANDARDS
Protecting the Residence During the Project
A renovation affects more than the area being renovated.
Contractors may require access through finished areas. Furniture may need protection or relocation. Deliveries may arrive before installation. Household systems may temporarily be disconnected. Dust, exterior exposure and additional personnel may affect normal residence operations.
Our project oversight can therefore extend beyond the construction activity itself to help coordinate the practical relationship between the work and the residence.
This is particularly important in a second home where no owner or full-time household representative is present each day.
PROFESSIONAL STANDARDS
Independent Owner Representation
Private Living is designed around a straightforward principle:
The person providing oversight should understand whose interests they represent.
Where appropriate, we can communicate with contractors, suppliers, designers, property administration and other professionals on the homeowner’s behalf within the authority you have established.
We help ask practical questions, document responses, organize information and escalate matters requiring your attention.
Material additions, changes or expenditures remain subject to the authorization structure established with the owner.
Your residence. Your decisions. Local representation.
PROFESSIONAL STANDARDS
Oversight Without Unnecessary Duplication
Private Living does not replace the licensed or specialized professionals responsible for the technical aspects of a renovation.
Architects remain responsible for architectural services.
Engineers remain responsible for engineering.
Contractors remain responsible for their contracted work.
Specialized inspectors and consultants remain responsible for their respective professional evaluations.
Private Living provides owner-side coordination, observation, documentation and follow-through around those professionals so the homeowner has greater local visibility into what is happening at the residence.
This distinction keeps responsibilities clearer and reinforces our role as the owner’s local representative.
PROFESSIONAL STANDARDS
Projects & Renovation Oversight + Residence Management
Project oversight becomes particularly effective when it is integrated with ongoing residence management.
A project does not exist separately from the home.
Work may affect household systems, security, access, landscaping, housekeeping, furniture, vehicles, utilities or future arrival preparation.
For Private Living Residence Management clients, project activity can therefore be coordinated within the broader operating picture of the property.
Following completion, new equipment, finishes or maintenance requirements can also be incorporated into the residence’s ongoing care schedule.

Frequently Asked Questions
Can Private Living oversee a renovation while I am outside Los Cabos?
Yes. Remote-owner coordination is one of the principal reasons for this service. We can provide local site presence, agreed progress reporting, contractor coordination and follow-through while keeping owner decisions and approvals with you.
Is Private Living the contractor or construction company?
No. Private Living provides owner-side oversight and coordination. Contractors, architects, engineers and other professionals remain responsible for their respective contracted and professional services.
Can you work with contractors I have already selected?
Yes. You do not need to replace existing providers. We can coordinate with the contractors, suppliers and professionals you have selected according to the authority and reporting structure established with you.
Can you help obtain and organize estimates?
Yes. Where appropriate, we can request or collect proposals and organize available information for owner review. The owner remains responsible for selecting and authorizing the provider unless another arrangement has been expressly established.
Do you monitor the quality of construction?
We can observe visible progress, document conditions and raise apparent issues or inconsistencies for follow-up. Technical quality control, engineering determinations, code compliance and professional construction inspections should be performed by appropriately qualified professionals.
How will I know what is happening at my residence?
Reporting is established according to the project. It may include photographs, progress summaries, completed activities, open issues, upcoming milestones and decisions requiring owner attention.
Can you coordinate smaller residential projects?
Yes. Oversight can be useful for projects ranging from multiple installations or finish improvements to more substantial renovations. The appropriate scope depends on the number of providers involved, duration, complexity and level of owner involvement required.
What happens when additional work is proposed?
Material changes or expenditures requiring owner authorization are referred to the owner according to the agreed approval structure. Private Living does not assume that additional work is approved simply because it has been suggested by a contractor or provider.
Can this service continue after the renovation is complete?
Yes. For owners who require ongoing support, project oversight can transition into Private Residence Management, Home Watch or other Private Living services so new systems, finishes and maintenance requirements become part of the residence’s normal operating structure.
